House Rules
-NO PARTIES - if more people are viewed on security cameras than the number of people booked (visitors are ok if there isn't a party) the GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and no refund will be offered.
-Guests are encouraged to report concerns promptly during their stay so reasonable efforts can be made to address them. Issues first reported after checkout may limit the host's ability to investigate or resolve concerns.
-Dogs are allowed but must be listed on the reservation. Any pet other than a dog or more than one dog must be pre-approved. Not getting pets pre-approved is a $250 surcharge. If the pets cause mess, odor, leave hair on furniture or damage, there will be additional cleaning fees and replacement costs for damage.
-Additional cleaning fees may be charged if the property requires cleaning beyond normal turnover standards, including but not limited to excessive trash, bodily fluids, stains, pet hair requiring deep cleaning, smoke odor remediation, unauthorized pets, or excessive mess. Documentation including photos and invoices may be provided to Airbnb for reimbursement requests.
-No pets on couches, beds, or other furniture. You should bring your own blankets/bedding if you want pets on furniture. Additional fees will be charged for pet hair on bedding and furniture
-Guests agree that any concern affecting their stay must be reported through the booking platform message system as soon as reasonably possible so the host has an opportunity to address the issue.
-Guests must purchase trip insurance otherwise you understand there are no refunds outside of the cancellation policy agreed to at the time of booking.
-Our home is professionally cleaned and regularly treated for pests. However, due to the natural environment in Oklahoma, occasional insects or bugs may be present. This is common in residential homes and does not indicate a cleanliness issue. By booking, guests acknowledge this possibility.
-Host, cleaners, maintenance personnel, pest control providers, and emergency service personnel may need access to the property during your stay for emergencies, urgent repairs, safety concerns, or scheduled maintenance with reasonable notice when possible.
-If guests cause a mess which results in extra cleaning beyond that of typical guests, guests will be responsible for extra cleaning surcharges. This is solely at the discretion of the cleaner.
-Only registered guests included in the reservation may stay overnight. Unauthorized overnight guests may result in additional charges, cancellation of the reservation, or removal from the property.
-No smoking of any kind (cigarettes, cigars, vaping, marijuana, etc) indoors including the garage. Outside smoking allowed at backyard patio area only. All cigarettes need to be placed in ash tray. $250 surcharge for smoking indoors or improper disposal of cigarettes.
-Any damages must be reported before checkout -Any damaged or taken items must be paid for at replacement cost. This includes towels, remotes, etc.
-Exterior security cameras are present and actively recording exterior areas of the property including entrances, exits, driveways, and parking areas. Cameras are not located in any interior living spaces or private areas.
-Tampering with, covering, unplugging, disabling, redirecting, or otherwise interfering with security devices, Wi-Fi equipment, smart home devices, or exterior cameras is prohibited and may result in immediate termination of the reservation without refund.
-Please keep doors and windows closed when HVAC systems are operating. Excessive misuse of heating or cooling systems may result in additional charges for damages or repairs.
-Keep noise to a minimum after 10pm. If neighbors complain, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and no refund will be offered.
-Please acknowledge that from occasion, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
-We only provide limited supplies to get your stay started but do not necessarily provide supplies for your entire stay.
-Do not rearrange the furniture. $250 surcharge for violating this rule.
-Amazon Echo (aka Alexa) devices are provided and there are signs for them. They are provided in the main common areas. If you are bothered by them, just unplug them.
-If you would like to host an event (i.e. wedding, graduation, not party), you must get approval before booking.
-Guests acknowledge that use of pools, hot tubs, exercise equipment, fire pits, stairs, decks, and all other amenities involves inherent risks. Guests assume responsibility for supervising all members of their party and agree to use all amenities safely and according to posted instructions.
-For houses with pools and/or hot tubs, no glass containers in or around the hot tub or pool area, children must be supervised at all times, follow all posted rules, Guests use these amenities at their own risk.
-If guests are suspected of carrying and/or using illegal drugs of any kind including marijuana, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and no refund will be offered.
-Do not leave items behind. Host is not responsible for items left behind after checkout.
-Please follow the trash rules posted on the front door or refrigerator. If unclear about the trash day or rules for taking out the trash, please message us.
-Checkout is at 11am. If you are unable to checkout at 11am without prior arrangement, there is a $75 surcharge and the cleaner could arrive as early as 11am. Please allow the cleaner to work if you have to checkout late.
-Filing a fraudulent chargeback after completing a stay may result in supporting documentation being provided to Airbnb, payment processors, law enforcement, or collection agencies.
-No extensions can be made unless you make them through the booking system and there is availability. Do not assume your stay can be extended at the last minute.
-Lastly, because this is an Airbnb community not a hotel, and is also our home please be respectful of the property and keep it clean before you leave. (Respect our property and our things) Enjoy your stay!
